HSR Layout's sector planning produces a housing mix that skews larger than most of south-east Bangalore — 3 BHKs, duplexes and independent houses on generous plots. Full-home turnkey is the standard brief.
The typical HSR project
A 3 BHK or duplex where the client wants the whole home done at once rather than in phases. Kitchen, three wardrobes, living room storage and TV wall, full false ceiling with layered lighting, and often a study or home office given the proximity to the IT corridors.
Duplexes need sequencing, not just design
Two floors cannot be done as one site. We sequence floor by floor so part of the house stays liveable, which matters if you are already living there. It also means the staircase — usually the most visible element in a duplex — gets designed as a feature rather than left as builder finish.
Design notes for HSR
- Generous floor plates mean you can afford proper circulation. Resist filling every wall.
- Double-height living rooms in some duplexes — lighting these well is a specialist job and worth getting right.
- Home offices are requested in most HSR briefs now. A room with a door beats a corner every time.
- Terrace and balcony access is often good; treat it as usable space rather than storage.
- Independent houses may need structural checks before heavy modular loading on upper floors.

3 BHK ₹11–13 Lac at premium specification, up to ₹16 Lac with luxe finishes. 4 BHK from ₹15 Lac. Duplex and bungalow projects from ₹25 Lac depending on scope and how much civil work is involved.
Timeline
55–75 days for a 3 BHK. Duplexes typically run longer because of floor-by-floor sequencing — we give you a written schedule with both floors mapped before starting.
