The airport corridor is Bangalore's newest large-scale housing, and the brief reflects it: mostly new construction, larger units, and a significant share of investor owners fitting out for rental or resale.
The three briefs we see
Owner-occupier in a new tower
Hebbal and Thanisandra high-rises, often with genuine views. Full-home turnkey at premium specification, designed around the view rather than against it — which usually means keeping the living room wall clear and putting storage elsewhere.
Investor fitting out for rental
Specify for durability, not fashion. Hard-wearing laminate over gloss acrylic, robust soft-close hardware, neutral finishes with broad appeal, and a kitchen that photographs well for listings. Essentials-to-premium is the right tier; luxe rarely returns its cost in rent.
Villa townships
Yelahanka and Devanahalli have large-format villa projects. These involve real civil work and are sequenced by zone. Quoted on scope, typically from ₹25 Lac.
Corridor-specific notes
- Views matter. Hebbal's lake and skyline outlooks are the asset. Design toward them.
- New construction means straighter walls and predictable openings — projects run more smoothly than in older Bangalore.
- Distance. Devanahalli and Chikkajala are a long haul; delivery and labour movement need scheduling into the programme.
- Serviced apartments near the airport are a real segment — compact, durable, fast turnaround fit-outs.
- Township fit-out guidelines apply in the larger developments, with deposits and work-hour windows.
