Koramangala Interior Design Guide
Premium apartments, older independent houses and startup offices — the three very different Koramangala briefs and how each is handled.
Koramangala is three markets at once: premium apartments in the newer blocks, older independent houses in the numbered layouts, and a dense concentration of startup offices and cafés. Each needs a different approach.
Premium apartments
Briefs here are design-forward. Clients have usually seen a lot of references and want something with a point of view rather than a safe fit-out. This is where veneer, lacquered glass, stone and custom lighting genuinely earn their cost — the buildings and the budgets both support it.
Older independent houses
The numbered blocks have substantial older homes with generous proportions and non-standard everything. Openings are rarely square, ceiling heights are often better than modern flats, and there may be structural work to check before heavy modular loading. We measure at multiple heights and build to the actual opening rather than a standard module.
The upside is real: high ceilings take layered lighting beautifully, and there is usually room for a proper walk-in wardrobe or a genuine dressing area.
Startup offices and cafés
Koramangala's commercial fit-outs are lease-driven and fast. Offices run ₹1,500–3,200 per sq.ft depending on cabin density; cafés ₹2,500–4,000. Services and compliance — electrical load, fire NOC, kitchen exhaust for food service — drive the number far more than finishes. Read the landlord's fit-out guidelines before signing.
Practical Koramangala notes
- Access. Some inner roads are tight for material delivery; we schedule around it.
- Noise. Main-road-facing units benefit noticeably from heavy curtains and sealed glazing.
- Mixed-use buildings often have commercial ground floors with their own work-hour constraints.
- Rental turnover is high; if the flat is an investment, specify for durability over fashion.
